Maintenance Charges and Fees

Maintenance Charges

Maintenance Charges and Water Ski Club Assessments are due on January 1 of each year. Dues not paid within 30 days accrue interest at 18% per year. CC&R Section 7.2. Effective Nov 9, 2024 (at the 2024 AGM), the Annual Maintenance Charges were set at $600/yr.

Basic Maintenance Charge

$600/year

Applicable to All Waterfront Lots and Off-Water Lots

Water Ski Club Assessment

$400/year

Applicable to All Waterfront Lots and to holders of Waterski Club Membership Units

Late Fees

18%/year

Charges and assessments not paid by January 30 are subject to late fees calculated at 18% per year. CC&R Section 7.2(b).


Fees

The LATC POA charges fees for various transactions, as set by the Board of Directors, and authorized by our CC&Rs.

Resale Certificate Fee

$375

Payable by the current owner upon a request for a resale certificate. Fee authorized by Texas Statutes section 207.003(c)

Waterski Ski Club Membership Lease

$1,000

Water Ski Club Members may lease their Water Ski Club Membership for a period of up to 1 year. Each transfer is subject to a $1,000 fee.

ACC Application Fee

$1,000

The Architectural Control Committee charges a $1,000 fee for new construction plan submissions. At present, modifications or additions after a primary residence has been constructed do not require a separate fee.

Construction Deposit (refundable)

$5,000

The Architectural Control Committee requires a $5,000 refundable deposit before construction of any new residence will be approved. This deposit is collected to ensure that the builder and homeowner remain in compliance with all Association rules and regulations throughout construction, as to cover any excessive damage caused to community property during the construction process (road damage, erosion into the Ski Lakes, debris etc)
